This website was originally created to support the VOTE NO campaign on the referendum to overturn the City-approved annexation of a portion of the Refuge golf course into the City of Lake Havasu. 

After the referendum was approved by the majority of the Lake Havasu citizens in May, 2011 and the annexation was overturned this website remained available but moved to a dormant status.

Recently, there have been a number of requests for additional information about the actions taking place at The Refuge.  The RTR (Rescue the Refuge) group will utilize this website on an as-needed basis to share information.

Attached is a document that includes a cover letter from the Aldridges dated November 20, 2009 requesting Refuge property owners to sign and date a Letter of Support.  Please note the statement in paragraph 3:  "It is important that you know we are by no means obligated to keep this property a golf course.  Should a few homeowners chose to stall or thwart our efforts to save this financially failed property we will find another land use that works as an investment.

An overwhelming majority of Refuge property owners viewed that statement as a direct threat and elected not to sign this Letter of Support.  Some property owners did sign the requested Letter of Support, perhaps not realizing the financial and legal implications contained in the Aldridge's cover letter. 

Also attached in this document are copies of Letters of Support coming from the only two homeowners who represented the HOA membership at the time.

Voter Response Rate

Apparently, the County elections office had a "significant" number of ballots "returned to sender" due to outdated addresses.

That means that the actual response rate of those who DID receive ballots was technically well over the stated 41%.

Cool.

Especially for a single-item mail-in ballot.  Nice work!

City Council = Competency?

Anyone interested in addressing City Council tonight when they overturn the annexation ordinance?  They promised NO RISK, NO COST, all upside benefit. Turned out to be ALL RISK, ALL COST and NO upside benefit... 

Perhaps a question as to why the budget impact shows as ZERO?  Wouldn't it be a MINIMUM of $138,000?

FRIVOLOUS LAWSUITS? BREAKING NEWS ON LEGAL FRONT

Today, Refuge property owners received the court's ruling that Aldridge's Motion for Summary Judgment (in the property owner lawsuit) has been DENIED.

Further, the Aldridge's motion to change the Temporary Restraining Order for use of the roads to PERMANENT status was placed on hold until the "ultimate issues in this case are resolved".

A court date of June 16th was set to hear the oral arguments relating to the property owner's Motion for Summary Judgment.

Did You Know #27 - There's Still Time to Vote!

We've heard from many of you that you either did not receive your ballot in the mail or you tossed your ballot, thinking that this vote didn't really matter to you personally. 

If you tossed your ballot, you can obtain a replacement at City Hall, 2330 McCulloch.

There is a secured box at City Hall where you can hand-deliver your signed ballot.  Ballots will be accepted until 7:00 p.m. on Tuesday, May 17th.  If you have not yet mailed yours, it's probably safer at this point to hand deliver it to that location.

The lawsuit against the City would GO AWAY if the NO vote prevails. It would simply become a moot point as the City would no longer have any involvement with The Refuge.

The lawsuits that would NOT be dropped are the suits between the Aldridges and the property owners -- separate from the City.

SETTING THE RECORD STRAIGHT

The Refuge Community Association is vigorously protecting its community against a predatory developer.  A claim has now been made by City Attorney, Paul Lenkowsky, that the Association is in violation of campaign finance laws.  Mr. Lenkowsky has disseminated this claim to the media, without waiting for a response from Association attorneys, to the newspapers in Lake Havasu and the general public, as if it were uncontested fact.  It is not fact, it is fiction. 

The Refuge Homeowners have been counseled from the beginning of this referendum campaign by one of the finest election law attorneys in Arizona, specializing in initiatives and referendums.  The Community Association is a non-profit corporation and is not collecting donations for this campaign.  They are not required to register as a political committee, as Mr. Lenkowsky asserts.  A letter will be sent to Mr. Lenkowsky responding to his erroneous claims.

Unfortunately, the Aldridges, a local newspaper and members of our City Council did not allow due process to occur before jumping to conclusions and broadcasting to the public that laws were broken.  This is a direct manipulation and campaign ploy to mislead the public during these final days of voting.

The Aldridges, the City Attorney, the City Council and the AZ Independent should be ashamed of using their public offices for campaign purposes.

This just came out from Havasu Video News -- it provides a succinct overview from both sides about the annexation issue.

Did You Know #23

Did you know that our local Havasu newspaper has "come out of the closet" with their bias about this Refuge Annexation?  It's been pretty clear in all of the reporting that has taken place over the last 18 months that this newspaper has slanted its stories in favor of the Aldridges and City Council.  But now they have openly come out with their statement of bias.

Last Sunday, the News-Herald printed an Editorial about the goodness of the Refuge Annexation and why it deserves a YES vote. (See: http://www.scribd.com/full/54751718?access_key=key-jomf3wrw6da9yddvv5j  ).

This was shortly after the paper announced that it would no longer print any "Letters to the Editor" on the issue of the annexation.  Many of the opponents of the annexation had letters in the queue that were never published, letters that met the 300 word deadline and had been verified for publication. But never quite "got there".  

So the newspaper chooses to silence the public, and then comes out with their own Editorial telling everyone how important a YES vote is. 

Biased? 

Then, yesterday, the News-Herald printed an article about the red-tagging of the tent that contained several incorrect statements made by Jerry Aldridge.  When the newspaper was contacted and informed of the inaccuracies, they refused to issue a retraction.  (See http://havasunews.com/articles/2011/05/05/news/doc4dc23046c74f5635281178.txt ).

Incorrect Statement #1: "Jerry Aldridge said the Fire Department’s measure of red-tagging the structure didn’t close the pavilion event tent down." Reality: The tent was closed for any occupancy other than contractors or sub-contractors.
Incorrect Statement #2: "Aldridge said he was aware of the approaching expiration date and didn’t schedule any events past the expiration date." Reality: There were, in fact, events scheduled.
Incorrect Statement #3: "Aldridge said Wednesday he doesn’t need the homeowner’s permission when it comes to a fire access road." Reality: Aldridge can create a fire road on his property, but would not have access to that road without the use of the private HOA roads.
Unbiased reporting?  Think again.  To find out what is really going on in our City, we have to do our own research since it is obvious that our local newspaper will not.

Did you know that there are currently 8 lawsuits between the Aldridges and the Refuge property owners (6 OF THE LAWSUITS INITIATED BY THE ALDRIDGES THEMSELVES!!!) and that doesn't even count the lawsuit that has been filed against the City of Lake Havasu!

The Aldridges said publicly that the "truth" is that there are really only THREE lawsuits. They must have forgotten that they personally sued all five of the HOA Board members AND THEIR SPOUSES for actions these Board members took to protect their own private gated community.

Does the City really want to get involved in this mess?

BREAKING NEWS

Yesterday afternoon, a decision was made in AZ Apellate Court that will directly impact this annexation process.

The findings were:  If an annexation is approved but challenged judicially, the annexation does not go into effect until all relevant appeals have been ajudicated. 

What this means for the Refuge annexation is that regardless of the outcome of the vote, the 49 acres will remain in County jurisdiction until the court case against the City of Lake Havasu has been ajudicated.

IT'S TOO RISKY

There are 8 pending lawsuits on this issue, NOT TO MENTION the lawsuit against the City of Lake Havasu.

A "NO" vote takes the City out of this mess and the associated liability.

...The City claims there is no "conflict of interest" with the Mayor and this annexation, even though he rents office space from the Aldridges. So the Aldridges are the Mayor's LANDLORD and there is no conflict? 

Also, we have been told that the Mayor does the books for the Aldridges. So the Mayor does accounting for the Aldridges and there is no conflict? Really?

When we formally requested that the Mayor to recuse himself because of these connections, he refused.  And now the Mayor, along with other City Officials, are actively acting as campaign managers for this annexation. 

This just doesn't seem right, even in a small town like Havasu.

TENT HAS BEEN RED-FLAGGED

The temporary permit for the Tent (aka "the pavilion") expired yesterday.

This morning, Desert Hills Fire officially "red tagged" it, which means that it cannot be occupied for any purposes other than construction or deconstruction.

The Aldridges have applied for a PERMANENT permit with the County, but that will only be granted if and when the tent meets all of the appropriate fire code requirements.  This would include proper ingress and egress for emergency vehicles (need to have a road first -- the HOA is standing firm on not giving permission to use the HOA roads), installing a sprinklering system inside the tent, providing an appropriate hydrant system with appropriate water volume, etc. 

According to the Fire Department, non-compliance with this order (as in letting anyone into the tent who is not a contractor or sub-contractor) would be a CRIMINAL OFFENSE.

Ø  The proposed Refuge Annexation and Agreement between the City of Lake Havasu and City Center is in violation of Arizona State Law and the Lake Havasu City General Plan.
Ø  Refuge property owners had previously filed a complaint against LHC for zoning irregularities. That has been amended to include the violations of the General Plan and filed in Mohave County Superior Court.  
Ø  The City’s General Plan stipulates that the land to be annexed is classified as “Resort Residential” that specifically “does not allow RV Resorts or mobile home parks” The zoning for the parcels and the Annexation Agreement allow for an RV Park.  This does not conform to the General Plan and is in direct violation of its own classification. 
Ø  The City’s annexation of the parcels for use as an RV Park violates A.R.S. §9-462.01(F) as it is inconsistent with the General Plan, inconsistent with the City’s Future Land Use Plan, inconsistent with the goals of said plans and is contrary to the established policies of the City. 
Ø  The General Plan prohibits "RV Resorts or mobile home parks" in areas defined as "Resort Residential," the granting of conditional use permits to City Center for an RV park, and the City's expressed intent to grant such use permits, would violate Section 14.44.050 if acted upon as intended. 
If the City truly believes they can operate outside their own General Plan, a plan that is a LEGAL MANDATE, what does that mean for YOUR neighborhood?
Could they approve an RV Park, a racetrack – or ANYTHING ELSE – right behind your home with a simple majority vote of the City Council?

Did you know that this tent with the exposed air conditioning units and porta-potties is the "upscale pavilion" that the Aldridges are so proud of.... 

The property owners have stringent regulations about the design and construction of their homes; they cannot have a satellite dish exposed, they cannot leave an RV in their driveway or on the street.  They have to ensure that all home designs are consistent with the environment and meet certain criteria to "blend in".  The golf course owner apparently does not have to abide by the same rules. 

So this is the kind of "upscale" feature that the Aldridges believe will turn this area into a "destination resort" -- one of the top THREE in the country?   You be the judge...

If this is any indication of the quality of what the Aldridges are bringing into this community, is there any wonder why the homeowners are concerned?

City Violates AZ State Law and General Plan with Refuge Annexation Agreement

After thorough legal and factual research, one of the most respected planning and zoning law firms in the state of Arizona has concluded that the proposed Refuge annexation and accompanying Agreement between the City of Lake Havasu and City Center is in violation of Arizona state law and the Lake Havasu City General Plan 2002 ("General Plan").
The Phoenix law firm of Beus Gilbert has substantiated this conclusion by filing an amended complaint in Mohave County Superior Court, a copy of which has been submitted to the Court and served to the City. The complaint is public record and is available for review (RefugeAnnexation.com).  The voters in Lake Havasu City have a right to consider this information prior to casting their ballot for the May 17th Special Election.
The ongoing litigation mentioned here is in the form of a lawsuit directed at Lake Havasu City for alleged zoning irregularities. The challenged zoning at the center of the lawsuit was put in place by the City to accommodate a “partial annexation” application conditioned on specific zoning that allows for the development of an RV subdivision where golf course land now exists.  
The General Plan, enacted in 2002 and updated in 2008, stipulates that the land to be annexed is classified as “Resort Residential” and specifically provides that the Resort Residential classification “does not allow RV Resorts or mobile home parks” 
The zoning for the parcels and the Annexation Agreement allow for an RV Park.  Specifically, in the Annexation Agreement, the City acknowledges that City Center intends to subdivide the parcels for the development of an RV Park and that the City does not object to such use.  This does not conform to the General Plan and is direct violation of its own classification
The City’s annexation of the parcels for use as an RV Park violates A.R.S. §9-462.01(F) as it is inconsistent with the General Plan, inconsistent with the City’s Future Land Use Plan, inconsistent with the goals of said plans and is contrary to the established policies of the City. 
Further, as the General Plan prohibits "RV Resorts or mobile home parks" in areas defined as "Resort Residential," the granting of conditional use permits to City Center for an RV park, and the City's expressed intent to grant such use permits, would violate Section 14.44.050 if acted upon as intended. 
Even with such restrictive language so clearly spelled out in the General Plan, City Officials approved rezoning of the questioned property in such a way that actually promotes the construction of a RV Park.  The larger questions remain as to why the City would rush this annexation as well as the costly election instead of waiting until the legal issues were resolved.

This will help you to understand how the private roads (those roads that are owned and maintained by the property owners - NOT the golf course owner) provide the only real access to the area that is scheduled to be annexed.

Additionally, you'll see on the inset map of the RV subdivision how those first four holes of the golf course  (that area that has been designated as an open space buffer between the homes and the Wildlife) will be transformed into a high-density RV Park abutted right up against the Refuge Wildlife area.

... that this annexation is NOT for a golf course?  And that it is NOT for any of the homes in the Refuge?

This annexation is for a PIECE of a golf course that is planned to be converted into an RV Park.

If this annexation goes through, the City would be getting another RV Park.

And that's assuming that the Aldridges and the City prevail on all of the pending lawsuits.  If they DON'T prevail, it's likely that no RVs could even be parked there... and THEN what does the City have? 

A piece of a golf course that isn't a golf course and isn't an RV Park.

Did You Know #16

The Aldridges are promising jobs to LHC.

The other two times they promised jobs, all of the employees ended up getting laid off.

We've been told that one of those times, the employees showed up for work and found the doors chained.  Not even the courtesy of a notification that their jobs were gone.

Great track record? 

Maybe a great record of taking the profits and moving on to the next project.

Is that what we want for The Refuge?  Can the City afford to get involved?

THE "NO RISK" WAY
The Aldridges tout how much money they have invested in the Refuge community. 
Consider this: The Refuge property owners collectively have invested approximately $20 to every $1 the Aldridges have invested and that ratio is constant if the community is built out with homes as it was originally designed.
Either way, the Refuge community will bring dollars and jobs into the City. 
Without Annexation:  The City has an opportunity to regain a regional asset of a daily-use Arnold Palmer Signature Golf Course that is marketed to over 300,000 golfers nationwide along with a gated community of high-end homes.  All at NO RISK to the City.
With Annexation:  The City has an opportunity to have another RV Park and a shortened "no name" golf course.  The costs and risks to the City are unknown but potentially significant and long-term.

Did You Know #12

WE CAN'T AFFORD THIS....
The Mayor told the taxpayers that this annexation would be “no cost to the City”.  Really?
Did you know that already, the City Attorney’s office has racked up over $32,000 in attorney’s fees for work performed in support of the Refuge Annexation, and the City Attorney continues to spend at the rate of $1,500 to $2,000 per month? 
Compare the City’s definition of cost to that of ours.  The City considers it a cost when doing some type of construction for a project like this annexation, but they do not consider it a cost when it is spent by their City Attorney for his services, or other staff members who are embroiled in this project.
Regardless of how they report it in their books, the burden of these costs fall directly onto our shoulders as taxpayers. 
So how much is this annexation really costing us?

Further Sub-Dividing a Master-Planned Subdivision?

During the initial development of The Refuge in 2001, negotiations between the original Developer and the County resulted in Recorded Resolutions and Final Plat Map statements ensuring that the golf course remain an enduring "central" feature of The Refuge and that the lots within “the recorded Final Plat” could not be further divided.   

The Aldridge’s plan to replace approximately 50 acres of the championship golf course with a newly-created subdivision is inconsistent with these original agreements that run with the land. 

This is one of the components of the current lawsuit that is pending against Lake Havasu City that was filed by Refuge property owners.

"TRUST US"

Since the Aldridges "indemnified" the City for legal fees, our Council claims they are not at all concerned that the City (i.e., the taxpayers) may be on the hook for any legal fees.  They see it as "not their problem".

But what happens if the Aldridges go bankrupt, as they threaten on their website? There is already one lawsuit specifically against the City and more will probably follow if this annexation goes through.

Who will be left holding the bag? Taxpayers?

First the Aldridges tell the City "Trust Us".  Then the City tells us "Trust Us". 

Who do we trust?

Vote No, this annexation is filled with way too many questions....

Did You Know #9

TRUTH?  ROTARIAN VALUES?

Did you know that the Aldridges continue to promote the LIE that a "small but vocal minority of people oppose them"? 

The Aldriges know FULL WELL that the majority of property owners oppose their plans for annexation and for the RV Park development, but they continue to spread falsehoods.

How do they know?  For starters, read our MythBuster #1.  It's long, but the history is long. 

The bottom line is that the ONLY official survey that was conducted within the homeowner group showed overwhelming opposition (68% opposed, 15% supportive and the remaining 17% neutral).  EVERY election of HOA board members, including a recall showed the same thing.  In the most recent election in 2/11, 68% voted for the  candidate who was openly opposed to the plans, with the remaining votes for the candidate who was openly supportive.

The Aldridges know this.  We know this.  Read the history on our MythBusters tab and you will know it too.  And oh - don't forget to check out our newest posting under "Other's Views" for a letter from a former Rotarian about "truth".  Jerry Aldridge is a former President of the Rotary Club... he knows better.

And while you are at it, check out our "Documents" page for a resolution recorded by the Refuge POA (Property Owner's Association) stating their opposition to the annexation and redevelopment on behalf of the majority of the property owners.

Small but vocal minority?  That's just not true.  And the Aldridges know it.  How does THAT fit in with the Rotary Club values?

Read Both Sides....

The official Voter Pamphlet is now available to view on our "Documents" page.  Read both sides of the argument and make your own decision. 

What you will see on the "NO" side are a multitude of concerns, many that beg greater questions to unresolved issues and concerns relative to property rights, road usage, business plan flaws, wildlife and environmental concerns... the list goes on and on.

What you will see on the "YES" side are a lot of kudos from friends about how nice the Aldridges are and how this will be so good for the city, bringing in jobs, revenue and goodness.

Dig digger into those promises....  they are projections and lofty estimates that have not been substantiated.

Dig deeper into the concerns and you will see that this project is filled with uncertainty and unforeseen consequences and potential expenses.

If if doubt, VOTE NO.

Did You Know #3

Did you know...That every page of the Aldridge's website includes this disclaimer statement:The golf course redevelopment, the development of the Motorcoach Resort and the construction of a portion of the club facilities has not commenced or is not complete, and there can be no assurances given that these club facilities will be completed, completed on the anticipated schedule, or, if completed, that such club facilities will be completed as presently planned.” 

In fact, their business plan has already changed many times since they originally began this development.   And yet the City is banking everything on the fact that they will deliver exactly as they originally promised to the City, delivering the expected revenues and jobs.  Is our City Council really that naive?  We aren't....

DID YOU KNOW.... (#1)

...That the beautiful golf course land currently overlooking the lake that the Aldridges proudly promote in their marketing videos is the very same 49 acres that they plan to bulldoze and replace with 279 concrete pads

If you look at the picture above, you will see the area that the Aldridges plan to destroy and replace with cement and outdoor lighting.  And it's the very land that is designated as an "open space" buffer between the homes and the National Wildlife Refuge.

And this is what "Creating a Destination Resort" for Lake Havasu is all about?  We don't think so.

Let's see... the City is willing to spend $138K (money they didn't HAVE to spend) to rush into a Special Election to benefit one "developer" who is a friend.... but they don't have the money to remove the dirt from Rotary Park which would benefit thousands of "everyday" people?

PROPERTY RIGHTS AREN’T JUST FOR DEVELOPERS

Tuesday night, the City Council approved a Special Election for May 17th that will cost Havasu taxpayers $138,000.  The City Council had several other options, but chose this expensive alternative. 
During the City Council public hearing , the City Attorney repeatedly and aggressively halted public comment as attempts were made to communicate why this ordinance for annexation should be repealed.   (See the video at http://lakehavasucity.granicus.com/ViewPublisher.php?view_id=3.) 
Apparently in the City Attorney’s mind, the comments were not relevant to the agenda item.  We disagree.
Sadly, the ordinance was not repealed, a Special Election was scheduled and now it will be up to the voters of Lake Havasu to overturn this ill-advised annexation ordinance.
We believe the annexation ordinance should be overturned for many reasons.  These are just a few of the comments that were not allowed to be heard at the City Council meeting on Tuesday:
1)   The roads to access this proposed RV development are private roads that are owned and maintained by the Refuge Homeowner’s Association.  The golf course owner is provided an easement to use these roads for “golf-related purposes” only, not for the purposes of an overnight RV campground/Motor coach Resort.   This issue is in the midst of litigation at this time.  Check back for an upcoming posting on this item for more details.
2)   During the initial development of The Refuge in 2001, negotiations between the original Developer and the County resulted in resolutions and final plat map statements that the central feature of the Refuge subdivision is an 18-hole professional golf course and provided that, in order to ensure that the golf course remain an enduring feature of The Refuge, the lots within “the recorded Final Plat” could not be further divided.   The Aldridge’s plan to replace approximately 50 acres of the championship golf course with a newly-created subdivision is inconsistent with these original agreements that run with the land.  This issue is in the midst of litigation at this time.  Check back for an upcoming posting on this item for more details.

3)   During the initial development of The Refuge subdivision, the County and the Developer worked alongside The U.S. Department of the Interior’s Fish and Wildlife Service to ensure the development would not increase burdens on the Wildlife Refuge’s water and protected species (see Posting below on “Frivolous Lawsuits”). The Aldridge’s plan appears to completely disregard any of these agreements and commitments to protect the environment. This issue is in the midst of litigation at this time.  Check back for an upcoming posting on this item for more details.

4)   The business plan outlined by the Aldridges has not been scrutinized or evaluated independently to provide any assurance to the City that they will actually deliver on their promises.  In fact, on every page of the Aldridge’s website, they state that they cannot assure that what they say they are going to do will, in fact, be done.  In other words, they cannot be held accountable to any promises they are making, whether it is revenue or jobs.

5)  The dismantling of a regional asset (An Arnold Palmer Signature Golf Course) and replacing it with recreational vehicles and a sub-standard golf course.

It is our intention to provide more information on this website over the upcoming months to help you to understand some of the complexities that are involved with this annexation.  We have our work cut out for us.  The Aldridges have hired an expensive public relations firm that specializes in spinning stories and “putting magic dust on words”. This is the PR firm that put the spin on increasing AZ taxes that won the vote but left taxpayers scratching their heads, so they should not be underestimated.   Already, the Aldridges are flooding the community with promises of jobs and revenue and goodness and trying to discredit the opponents of their plan.  The politics of persuasion. 

These projects with lofty promises of goodness are hard to pass up.  But as you have seen in many of the past City projects, they don’t always turn out the way they are promised.  How many of these grandiose projects have NOT delivered and have actually turned out to be a liability for the City?

We have been told that we are “fighting a losing battle” taking on “fat cats” who are “well-connected with City Officials”.  We’ve been told “it’s in the bag so why fight this?”  

Why fight? Contrary to what our City Council may believe based on statements they made at Tuesday's meeting -  Property rights aren’t just for developers.  They are for the PEOPLE too.  And if we don’t stand up for our personal rights then we will all lose. 

Gather the facts, listen to the data, when you read the lofty promises, be sure to also read all of the associated disclaimers and ask yourself:  Does this make sense for the City?  Does this business plan really hold water?  Does it matter that this land had governmental restrictions that disallow what the Aldridges are proposing? 

IS THIS THE RIGHT THING TO DO?

Million Dollar Motorcoaches in Lake Havasu?

Jerry and Cindy Aldridge tout their proposed upscale motorcoach resort at The Refuge as a destination resort.  Listed below is a general rule of thumb used to describe a community as a “destination” resort: 

·       Major commercial airport
·       Major hospitals
·       Multiple championship golf courses
·       Numerous restaurants from casual to gourmet
·       Coach repair facilities
·       Entertainment & Activities
·       Major shopping from national department stores to designer boutiques to fine outlet malls

While not all of the key points will necessarily be located within a community, they must at least be accessible within a reasonable driving distance.  While Lake Havasu is a charming community, it currently lacks many of the key points to truly be defined as a destination resort.

Where does one find an upscale motorcoach resort? 
There are many RV destination resorts around the country and the majorities are seasonal in nature.  Popular winter destination areas are Palm Springs/Coachella Valley and Florida.
                      
Would an upscale motorcoach resort succeed in Lake Havasu?  
Most likely not.   The attraction of a “destination” resort is lacking and The Aldridges are suggesting that the sale price of the RV lots will range from $170,000 to $240,000.  Zillow.com indicates that the average home price in Lake Havasu is $137,800.

Would the Aldridge's investment of $25,000,000 for a motorcoach resort make sense? 
First, depending on the day of the month this investment figure seems to vary between $18,000,000 and $25,000,000.  Regardless of the figure, it can’t be supported by revenues generated seasonally, in this case the winter season.     

Have the Aldridges demonstrated their financial ability to develop the motorcoach resort?
The short answer is no.  Jerry and Cindy Aldridge have yet to demonstrate to the Lake Havasu City Council that they have the financial resources to support a $25,000,000 development.   Very few governmental agencies would ignore such a basic question when granting development privileges to private parties.

Would the Aldridges restrict the RV Park to only upscale motorcoaches?
Most motorcoach resorts are governed by CC&R’s much like any residential community.   Without CC&R’s, the RV Park proposed by City Center would be open to all classes of RV’s, travel trailers, 5th wheel trailers and even camping tents (which is popular with bikers).

What’s the economic benefit of a motorcoach resort to Lake Havasu City?
The Aldridges claim that the Motorcoach visitors will produce approximately $11 million per year in business for Lake Havasu City.  Using their calculation of $11 million per year works out to an Economic Benefit to Lake Havasu City of $39,855 per RV Lot Renter, or $19,927 per person. The Lake Havasu Chamber of Commerce website estimates that 1 million visitors annually produce an Economic Benefit to Lake Havasu of $100 million, or $100 per personThe Chamber of Commerce estimates each visitor's economic benefit to the City is $100 while the Aldridges anticipate nearly $20,000 per visitor to their Motorcoach Resort.  These numbers are ridiculous and unachievable and highlight the fact that the City Council has not adequately researched the Applicant's financial projections.
